\u003cdiv class=\"rich_media_content\"\u003e\u003cp\u003e2024年春节期间，在北京工作的安徽姑娘朱莉在云南西双版纳购置了一套七八十平方米的三居室。“在大城市购房压力太大，也一直在搬家，就特别想有个房子作为寄托。”朱莉对中国新闻周刊说道。\u003c/p\u003e\u003cp\u003e朱莉的选择并非孤例。近年来，云南已成为越来越多外省购房者的选择。\u003c/p\u003e\u003cp\u003e10�日，云南省房地产市场加快回稳向好新闻发布会公布的数据显示，今𻂉—9月，云南商品房销售面积�万平方米，同比增񝛻.7%，高于全国平均增�.2个百分点；二手房成交面�万平方米，同比增�.5%。\u003c/p\u003e\u003cp\u003e这背后，是省外购房者在云南置业占比的显著上升。数据显示，今年以来，省外人士在云南购买商品住房񘜴.9万套，占全省购房套数�.7%。这意味着，云南每卖出𴕑套房中就有近一套房是外地人购买。\u003c/p\u003e\u003cp\u003e部分城市的省外购房比例尤为突出。其中，西双版纳州省外购房占比达�.9%，保山市、楚雄州、丽江市均�%以上，昆明市目前�%以上。\u003c/p\u003e\u003cp\u003e在全国房地产市场整体承压的背景下，云南楼市可谓呈现“逆势增长”态势。不少受访者向中国新闻周刊透露，其在云南购房既为自住，亦兼顾投资属性。\u003c/p\u003e\u003cp\u003e然而，外省购房比例持续走高，在提振楼市的同时，也引发了业内对高空置率及民宿供给过剩的担忧——若大量住房长期空置，可能导致部分小区入住率偏低；而若部分房产集中进入托管式民宿市场，则可能加剧本地民宿行业的竞争压力。\u003c/p\u003e\u003cp style=\"text-align: center\"\u003e\u003cstrong\u003e\u003c!--AIPOS_0--\u003e“不要买期房”\u003c/strong\u003e\u003c/p\u003e\u003cp\u003e朱莉选择在西双版纳购房，是深思熟虑后的结果。她说，当时综合考虑了几个城市，认为西双版纳的房屋总价在可承受范围内，且当时房价整体也已趋稳，出租的话旺季收益也不错。加之西双版纳是国内难得的热带季风气候区，冬季温暖舒适，不论是自住还是选择偶尔去度假，都非常适宜。\u003c/p\u003e\u003cp\u003e在选购小区和房子时，朱莉也有自己的偏好。她偏向于央企，看重其基本的品质保障和交付能力，在区位选择上，她考虑小区附近规划有西双版纳歌朗河文旅综合体这样的大型项目，未来可能具备升值潜力，她认为即便不升值，大量游客的涌入也对短租或改作民宿非常有利。在房型方面，她看中的户型在七八十平方米的建筑面积内做到了三房，并附赠超大阳台，而且还是精装修，再加上每平方米六千多元的价格，在她看来性价比非常高。\u003c/p\u003e\u003cp style=\"text-align: center\" data-exeditor-arbitrary-box=\"image-box\"\u003e\u003c!--IMG_0--\u003e\u003c/p\u003e\u003cp class=\"qqnews_image_desc\" style=\"color: #666;
